For investment & short-term rental advisors
Your expertise is the most valuable thing you own — and right now it exists only in conversations that end. We turn one afternoon of filming into six to eight weeks of proof that keeps working while you're at a closing.
Ninety days into building one of our clients' presence, an established investor messaged him directly and asked him to sell an off-market property worth several million dollars. He had a few hundred followers. He had never run an ad.

Serious investors don't call first. They research. The guides written for them say it plainly: check the website, check the social accounts, look for evidence of real investor transactions — and if there isn't enough of it, assume you'd be their practice run.
So when someone with a portfolio looks you up and finds a headshot and a feed of listings, that is not a missed marketing opportunity.
It's a failed due-diligence check.
And you never hear about it. People who quietly disqualify you don't send an email explaining why.
You can hold a dinner table for two hours on cap rates, STR regulation and which streets flood. At the end of it, it's gone. Nothing you said is still working the next morning.
Referrals and repeat business carry you — so marketing stops the moment you get busy, and restarts when it goes quiet. Every quarter begins somewhere near zero. It isn't the money that wears you down. It's not knowing.
It lives in a network you maintain by hand, and on a brokerage page you don't own. Change brokerages and the equity stays behind. You've been renting the most important asset in your business.
You stop starting over.

Every part of your business already requires you to be personally present. Recording would be one more thing that does — so it never happens, and it was never going to.
So we don't ask you to add anything. We come to you, sit down, hit record, and ask about a deal you're proud of. You forget the lens by the second question. Everyone does — which is exactly why we film in person instead of sending you a shot list and hoping.
If you can hold a dinner table with a story, you can fill a feed for a month. You already do it every week. We just have a camera running.
One afternoon of filming becomes six to eight weeks of content.
You show up once. You're everywhere for weeks. That's what a media department actually means — you stop thinking about content, and it still never stops.
Half a day, in person, in your market. No scripts and no teleprompter. We handle the lighting, the framing, the direction, and every decision after it.
Strategy, hooks, editing, captions, keywords, scheduling — across Instagram, TikTok, YouTube Shorts and Facebook. You approve a batch. We publish it. It accumulates.
Missed calls answered by text inside a minute. New inquiries replied to instantly. Warm prospects nurtured for months, so nothing goes cold while you're busy being good at your job.
A multi-million-dollar off-market listing came from an account with a few hundred followers and zero ad spend.
Ninety days into building one of our clients' presence — no viral moment, no ads, no gimmicks — an established investor messaged him directly, asking him to sell an off-market property worth several million dollars.
In the same ninety days: a relocating buyer who booked a call, and a high-net-worth professional asking for investment guidance.
He didn't get found because he was loud. He got found because when someone finally looked him up, there was something there.
Content we make for @invest_with_mason — running live, every week, in Charleston.
We're not a property film company — a listing film sells one house and expires. But your listings still become content: send us what you've already got, and we cut it into short-form that puts you in front of the property, not just the property.
JJ Insight is a young company. Julia isn't new. Before founding it she spent years teaching creators and business owners across Poland how to build an audience in short-form — these are their words.
I really admire your talent for passing on knowledge. You have an extraordinary gift — you explain everything so clearly, and so simply, that you want to get straight to work. You can tell you love what you do, and it's contagious. Your professionalism leaves an impression.
I'll add my voice too, because I agree with Beata — after the very first conversation I knew this was it. You genuinely have a gift, and you're superb at it.
Top marks from me as well. Your passion makes you a master of this. You're a true Queen of Reels, and you give me a real push to get moving.
Translated from Polish.
Earlier work — @esencja_sukcesu: zero to 80,000 followers, and an NLP coaching practice built from that audience. @katarzyna_petrys: two book deals and an ambassador role with the Polish Women's Chamber of Commerce.
The library, the positioning and the audience live on your accounts, under your name. They don't sit behind our login, and they don't stay behind when you change brokerages.
Most marketing spend rents you attention for as long as you keep paying. This is the other kind.
In-person filming, authority content across four platforms, property edits from your footage, monthly reporting.
Daily presence, managed investor-targeted ads, database reactivation, and your own branded investor lead tool.
For context: $7,500 a month is roughly a seventh of one $50,000 commission.
We won't tell you this closes deals. Whether a property closes depends on your market, your pricing, your negotiation, and a dozen things that are your craft and not ours. What we build is the authority, the attention, and the qualified conversation. What you do with the conversation is the part you're already excellent at.
Initial engagement is 90 days, then month to month. Assets take a quarter to start compounding.
Full breakdown of each engagement — Presence · Momentum · Authority
Julia films every client personally, in their own market. That's the method, and it's also a hard ceiling — four is what one person can do properly.
It's why we'd rather turn down a poor fit than stretch, and why we ask for ninety days when we do say yes.

Most agencies guess what your investors want to hear. Julia was trained to know.
She read for her MSc at Oxford (distinction) and trained in consumer insight at Kantar Worldpanel in London, where working out what a buyer thinks before they say it is the actual job. Before founding JJ Insight she built and grew audiences across Europe as one of Poland's most-followed short-form strategists.
JJ Insight exists on one observation: the sharpest operators are often the least recorded.
You talk. Your market, the deals you like most, what you've tried before and what put you off.
We tell you which engagement fits — or that none of them do. That happens, and we'll say it on the call rather than three weeks into a proposal.
If it's a fit, you'll know exactly what the first thirty days look like before you hang up.
No deck. No follow-up sequence. No second call to "loop in the team" — Julia is the team you'd be hiring.
That's the norm, not the exception — and it isn't a discipline problem. Every part of your business already needs you personally present; recording would be one more thing that does. So you film one afternoon every month or two, we travel to you, we direct the whole thing, and we turn it into weeks of content. If the lens feels strange for the first ten minutes, that's exactly why we film in person: we direct, you talk, and by the second question you forget it's there.
The content library, your positioning and your audience — all on your own accounts, under your name. If we ever stop working together, the work we made doesn't leave with us.
Yes — and not through viral reach. Investors researching an advisor are told explicitly to check your website, your social accounts and your evidence of investor transactions before they make contact. An established investor brought one of our clients a multi-million-dollar off-market listing from an account with a few hundred followers, because when he looked, there was something there.
Month one is a launch sprint where we find the messaging that works for you. Meaningful investor conversations typically build across the first 60–90 days. We report on conversations and qualified inquiries, so you always see what's actually moving rather than a follower graph.
We're not a property film company, and that's deliberate — a listing film markets one house and expires the day it sells. We market you, so your authority keeps working on every deal that follows. Your listings still become content: send us the footage you already have and we cut and repurpose it. If you want a property filmed from scratch, we arrange a professional videographer and quote it per property.
Most were generalists running a content mill. We work only with investment real estate advisors, we film you in person rather than asking for your footage, and we measure the pipeline rather than vanity metrics. We also hold four clients at a time — you'll never be one of two thousand.
Filming is included anywhere within driving distance of Charleston — the Lowcountry, Myrtle Beach, Hilton Head, Wilmington. Outside that we travel, and the travel is quoted separately. If you're the right advisor, geography is a line item, not an obstacle.
An initial 90 days, then month to month. We ask for a quarter because an asset needs that long to start compounding — authority isn't built in two weeks. We also take a limited number of clients at a time, so the fit has to be right on both sides.
You'll be speaking with Julia
A short, relaxed conversation. Tell us about your market, your deals, and where you want to be in a year. If we're a fit you'll feel it — and if we're not, you'll leave with a clear view of what you should be doing anyway.
Rather put it in words first? Tell us about your business — we'll reply within one business day.
